Located on the site of the former Steeplechase Amusement Park and next to the iconic Parachute Jump tower, this stadium serves as the home for a Minor League Single-A baseball team affiliated with the New York Mets. Completed in time for the 2001 season, the stadium includes seating for 6,500, luxury suites, food services, retail concessions, and more, transforming the site into a state-of-the-art sports and entertainment venue. JLGA’s design bridges Surf Avenue and the Riegelmann Boardwalk, offering a contemporary facility that honors Coney Island’s cultural heritage while opening doors to future commercial development. The stadium is equipped for baseball games, concerts, and various events, with features such as 12 luxury suites, locker rooms, press boxes, and ample parking for 1,240 vehicles. Maimonides Park excels in balancing modern amenities with respect for its surroundings. It preserves neighborhood harmony by maintaining public access to the beach, boardwalk, and Steeplechase Pier, and strengthens the connection to the historic Parachute Jump. This thoughtfully designed venue not only elevates the community but also attracts private investment, reinvigorating the waterfront just minutes from millions of people. Jack L. Gordon Architects is proud to announce that KeySpan Park Stadium has been selected as a finalist in the prestigious 2002 BusinessWeek/Architectural Record "Good Design is Good Business" Awards. This coveted award recognizes outstanding designs that have successfully reinforced a client's business objectives. At the heart of the transformation was the replacement of the original hardwood basketball court which had experienced deterioration of the existing structural slab beneath. This led to the design and installation of a new concrete foundation, engineered not only for stability but also to discreetly house a complex network of electrical, fire alarm, and advanced AV systems. Every element was coordinated with remnants of legacy infrastructure, ensuring a seamless transition to modern performance standards. Above this intricate substructure, a new NCAA-rated court flooring was laid, carefully selected through extensive research into manufacturer options. The court’s striking striping pattern—featuring Fordham branding, logos, and broadcast-optimized text—was developed in collaboration with university leadership, designed to enhance visibility and impact during televised games. The AV overhaul included recessed floor boxes, a newly expanded control room, and future-ready conduit systems embedded within the slab to allow for long-term technological growth. Enhancements continued beyond the court with upgraded lighting in entryways and stairwells, along with custom millwork that elevates transitional spaces. Executed under a tight summer deadline, the project is a testament to thoughtful design, technical precision, and Fordham’s ongoing commitment to excellence in collegiate athletics. The redesign encompassed key areas including the lobby, elevators, stairs, restrooms, conference room, emergency command center, and corridors. At the heart of the transformation, JLGA leveled two existing lobbies on the ground and lower levels, creating an elegant annex that seamlessly links the newly expanded, ADA-compliant lobby to the hospital's inpatient and outpatient facilities. This thoughtful intervention enhances the flow of the space and elevates the patient experience. To further establish a bold, contemporary presence, branded signage was introduced along with a canopied, illuminated entrance, enhancing visibility and offering a sense of security and modernity. The result is a bright, inviting Mount Sinai presence that resonates with the Brooklyn community, inspiring confidence and encouraging residents to seek essential healthcare services in this vital, underserved area. The center includes doctors’ offices, exam rooms, a reception area, and a café alcove, with a focus on making medical services more accessible to the underserved community. The design emphasizes a welcoming atmosphere, featuring a blend of stone, wood, and glass in the lobby to create a light-filled, positive entry for patients and staff. A soothing color palette of sea greens, sandy grays, and vibrant greens nods to the center’s coastal location, while local artwork celebrates the legacy of Coney Island. The renovation included wet labs, testing and microscopy rooms, as well as administrative offices. The design prioritizes a bright, clean, and efficient environment for testing and procedures. The layout incorporates a connecting corridor that preserves the existing finishes, ensuring continuity with neighboring departments. Office spaces are designed with cool tones and modern finishes, creating a cohesive and professional atmosphere. JLGA’s design approach maximizes the existing infrastructure, with minimal modifications to structural elements and services. The new program efficiently utilizes the space, placing laboratory areas on one side of the corridor and administrative offices on the other, ensuring a streamlined flow while maintaining optimal functionality. The center accommodates 105 students across seven classrooms, plus an exercise room, administrative offices, and support spaces. Originally divided into eight storefronts, the building's stepped floors and irregular structural grid presented unique challenges. A 1980s renovation by a national pharmacy chain had merged the storefronts into a single retail unit, further complicating the design process. JLGA's solution involved rebuilding the ground floor slab to overcome these structural constraints, ensuring spacious, column-free classrooms within the building's original framework. This inventive approach successfully navigated tight timelines and pandemic-related supply chain challenges, delivering a functional, modern educational environment. JLGA led the conceptual design of the stadium and its 55-acre site, including the innovative, operable domed roof and a roll-out natural turf field, allowing the venue to adapt to various functions like concerts. JLGA’s work included designing the moving components of the stadium, such as the roof and playing field, and determining optimal seating configurations and sightlines for arena events. Additionally, JLGA conducted a feasibility study for the development of the Shea Stadium site, focusing on parking, road improvements, and necessary approvals. Sustainability was a core aspect, with advanced wastewater management, extensive plantings (including 700 new trees), and environmentally conscious construction practices like recycling demolition materials and using low-sulfur diesel fuel. JLGA also collaborated with the Metropolitan Transit Authority to enhance subway access and designed a subtle security perimeter, balancing safety with the fan experience. Approval from multiple city agencies, including the NYC Department of Parks and Recreation, NYCEDC, and the NYPD, was integral to the project’s success. The design featured a reconfigurable wet lab, strategically placed along the windowed periphery to maximize natural light, along with upgraded spaces including microscopy rooms, a live zebra fish lab, and tissue culture facilities. The renovation optimized layout for collaboration by positioning administrative and computational spaces adjacent to labs, while adding open work areas and a new conference room to expand the non-lab workspace. Aesthetic and functional upgrades included new ceilings, lighting, and flooring throughout. Sustainability was prioritized with energy-efficient solutions, such as enhanced window insulation, LED lighting with occupancy sensors, and an upgraded mechanical system to improve airflow and energy performance. This 8.4-acre, multi-use complex repurposes four historic airplane hangars into a 150,000 SF indoor sports facility, featuring two regulation-size hockey rinks, a versatile gymnasium, gymnastics center, fitness area, and indoor climbing wall. Outside, 200,000 SF of synthetic turf fields accommodate soccer, football, and lacrosse, designed to NCAA standards. The site also includes landscaping, parking, and stadium seating. The fields were built atop the existing tarmac, preserving the site’s historical integrity and minimizing demolition. The design seamlessly blends the hangars’ historic forms with modern amenities, creating a unique sports venue that celebrates Floyd Bennett Field’s history while meeting the needs of today’s athletes. Sustainability is a cornerstone of the project, with natural lighting, reduced light pollution, and a high-efficiency cogeneration plant that delivers heat and energy at an impressive 89% efficiency. This 30,300 SF early education center includes 13 classrooms, two exercise rooms, kitchen facilities, and administration and service spaces. To meet the project's demanding four-month design schedule, JLGA implemented a streamlined design and production process that ensured efficiency without compromising quality. This approach not only enabled the team to meet the critical design deadline but also ensured adherence to NYC SCA budget guidelines and standards, while fulfilling JLGA’s commitment to design excellence—even amid the challenges of the ongoing pandemic.
